Frequently asked
What is IntelliGrid?
IntelliGrid iFM is an AI and IoT facilities management platform. It brings facility operations, assets, people, service delivery, connected building data and sustainability reporting into one operating environment, and is also delivered alongside integrated facilities management services.
Is IntelliGrid a CAFM or an IWMS?
It covers the operational scope of both and extends beyond them. A CAFM records work; an IWMS adds space and portfolio management. IntelliGrid also ingests live building system and IoT data, applies AI to it, and acts on the result automatically within the work workflow.
Can it connect to our existing BMS?
In most cases yes. IntelliGrid is designed to sit above building systems rather than replace them. The available interface — vendor API, protocol gateway or bridge — is established during technical discovery, and point-to-asset mapping is part of deployment.
Can IntelliGrid manage multiple sites?
Yes. Portfolio, region, site, building, floor, zone and asset form one hierarchy, so local teams operate normally while central management compares sites on a consistent basis.
How does predictive maintenance work?
The platform builds a baseline of normal behaviour per asset from its own telemetry, alarm and maintenance history, then scores statistically meaningful deviation against asset criticality. Findings are presented as a reviewed queue with a recommended action that can be converted to a work order.
Does IntelliGrid support WhatsApp?
Yes. WhatsApp operates as a full service channel through the WhatsApp Business API. Occupants report in natural language, including photos and voice messages, and the platform creates a classified work order with an SLA and returns status updates in the same conversation.
Is there a technician app?
Yes. The technician app carries assigned jobs with priority and SLA countdown, QR asset scanning, asset history, documents, checklists, photo evidence, parts recording and signature capture, and works offline with synchronisation on reconnection.
Can it manage contractors?
Yes. Contractors are onboarded with scope, insurance and competency documents monitored for expiry, receive scoped work orders with the same evidence and acceptance requirements as internal technicians, and are measured on performance from the platform’s own records.
Can it track SLAs?
Yes. Response, attendance, rectification and resolution targets are timed automatically per service category and priority, with documented pause rules, escalation before breach, and reporting by site, category, technician and contractor.
Can it track sustainability performance?
Yes. Energy, water, carbon and waste performance are tracked from metering, IoT and operational records with baselines and portfolio benchmarking. Emissions tracking covers energy-related emissions; formal carbon assurance remains with your assurance provider.
How is user access controlled?
Through role-based access control with granular permissions, session management, policy controls and a tamper-evident audit trail. Contractor and tenant users receive restricted scopes, and access can be provisioned from an external directory.
Does it support APIs?
Yes. An API and webhook layer covers work orders, assets, users, events and telemetry ingestion. Specifications and scoped credentials are issued to authorised integration partners and customers under agreement.
Can it integrate smart locks?
Yes. Smart lock and access control integration allows time-bound, door-level permissions to be issued against approved work orders, with automatic expiry and full audit records. Supported lock platforms are confirmed during deployment discovery.
What industries does IntelliGrid support?
Commercial buildings, shopping malls, hospitals and healthcare, hotels, industrial facilities, data centres, education campuses, residential communities, elderly care, smart rental portfolios, government facilities and multi-site portfolios.
How do I request a demo?
Use the demo request form on this site, or email demo@intelligrid.asia. Sessions are typically 45 minutes and are prepared around your building type, installed systems and service model rather than run as a generic script.
